Every answer cites its source
Not a footnote — the actual record. County, roll year, filing. If it cannot produce evidence, it does not make the claim.

What does it actually cover?
Every parcel in all 67 Florida counties, with owners of record. Nationally: CMBS loan disclosure, SEC Regulation D filings, and global legal-entity identifiers. Texas and New York are in progress. We would rather tell you the edge of the map than let you find it mid-deal.
How is this different from CoStar or a list broker?
Three ways. It answers inside the tool you already work in, so there is no second login and no exporting. Every answer arrives with the public record it came from, so you can check it. And it is priced like software, not like a seat licence.
Will it make things up?
It cannot cite what it does not have. Every fact carries the identifier of the source record, and the server reports what it does not cover rather than guessing. When two owners share a name, it says they share a name — it does not silently merge them.
Can I use it in my own agent?
That is the point. It is a standard MCP server with OAuth and a documented tool surface. Claude Code, the OpenAI Responses API, LangGraph, or anything else that speaks MCP connects the same way.
